This course will cover 1031 Exchange Basics, rules and regulations. We will also cover exchange timelines, identification, like kind and guide the real estate agent on how to protect their client’s exchange.
FIRPTA
Federal law affects every US real estate transaction. 26 USC 1445 states that every seller of US real estate is presumed to be foreign until proven otherwise and imposes a burden on buyers to determine whether the seller is a foreign person, and under some circumstances, to withhold a portion of the sale proceeds against possible taxes due to the United States. Real estate attorneys and settlement agents must understand this process and assist the parties. This seminar guides the real estate agent through exemptions to withholding FIRPTA on the transaction with a foreign seller.
