Wiring Policy & Confidentiality Disclosure

CLOSING FUNDS:

PLEASE NOTE THAT OUR FIRM CAN ONLY ACCEPT WIRES FOR PURPOSES OF FUNDING REAL ESTATE TRANSACTIONS

We are required to ensure that funds be immediately available in order to close and fund a transaction. This means that we can only accept “collected funds” which are funds that have been remitted to our trust account in the form of a wire, have been credited to our account, and are available for immediate release. Collected funds do not include checks, including cashier’s checks, as they can take up to ten business days to clear which can affect the ability to close and fund the transaction.

OUR FIRM’S POLICY IS TO SEND WIRING INSTRUCTIONS USING A SECURE EMAIL

We will only send you wire instructions through our secure email portal or provide them to you as a password-protected PDF. If you receive them in any other format, please call our office immediately to verify the instructions. We generally do not alter our wire instructions prior to closing. If you receive an email attempting to change the wiring instructions that we previously provided to you, or if you receive a request to wire funds
to any person or entity other than our office, please Contact our office immediately at the 941.954.9991.

CONFIDENTIALITY NOTICE:

All communications sent from Berlin Patten Ebling, PLLC have been sent either by an attorney or on behalf of an attorney. These communications are covered by the Electronic Communications Privacy Act, 18 U.S.C. §§ 2510-2521, which criminalizes the interception of email and other transmissions. Transparent Fee Structure: A nominal processing fee of $12.00 will be applied to your transaction. This fee is disclosed during the submission process.

Instant Confirmation: Once your transaction is completed, you’ll receive an immediate confirmation email from Payload. Our accounting team will also be promptly notified, usually within minutes of the transfer.

Specifically for EMD: Payload is exclusively for submitting your Earnest Money Deposit ONLY. It is not to be used for final closing proceeds or any other payments.

Deposit Limit: To maintain the integrity of our process, we have set a maximum deposit amount of $100,000.00 for EMD submissions.
